More and more people are moving to Tennessee: the state adds nearly 64,000 new residents
(LPL) – Tennessee continues to be a top destination for those looking to relocate to a different state. New data shows that tens of thousands of people moved to the state over the past year, continuing a growth trend seen over several years.
According to a SmartAsset analysis based on U.S. Census Bureau estimates, Tennessee added nearly 64,000 residents between 2024 and 2025, an increase of approximately 0.88%. The state’s population rose from around 7.25 million to over 7.31 million inhabitants.
This growth placed Tennessee among the top 10 states with the highest percentage population increase during that period. South Carolina topped the list, followed by Idaho, North Carolina, and Texas, while Tennessee ranked tenth.
However, a particularly important detail lies behind this population rise: a significant portion of the growth comes from people arriving from other states.
Data from the University of Tennessee’s Tennessee State Data Center shows that domestic migration was the primary driver of state growth in 2025. Tennessee recorded a net gain of 42,389 people from other states, meaning more residents arrived than left. That figure ranked the state fourth nationally in net domestic migration.
Factors contributing to this trend include economic growth, job availability, and the appeal of living in a state with no personal income tax.
This trend is not new. Tennessee has remained among the fastest-growing states for much of the decade. According to the Tennessee State Data Center, the state ranked tenth in percentage growth in 2025 and eighth in numerical population growth. Since 2020, Tennessee has added nearly 402,000 residents.
The Nashville area is a prime example of this phenomenon. Between 2020 and 2024, the metropolitan region added more than 136,000 residents. Of these, approximately 72,000 arrived from other states and nearly 38,000 from other countries.
Furthermore, U-Haul data shows that Tennessee remains a major destination for people renting moving trucks. The company ranked the state fourth nationally in 2025 for net gains in moving-truck customers, and Tennessee has appeared among the top 10 destinations for six consecutive years.
States contributing the most new residents to Middle Tennessee included Florida, Georgia, Texas, Alabama, and Kentucky, according to U-Haul migration data.
Growth is also evident outside Nashville. Clarksville, for instance, is on the verge of surpassing Chattanooga as Tennessee’s fourth-largest city. The city has reached a population of nearly 189,000 and has added more than 85,000 residents since 2000. Its proximity to Nashville, historically lower housing prices, and the presence of Fort Campbell and Austin Peay State University have contributed to its expansion.
However, the population surge also presents challenges. The influx of new residents increases the demand for housing, roads, schools, public services, and transportation. In some areas, rapid growth is already driving up housing prices and eroding some of the cost-of-living advantages that originally attracted many new residents.
Even so, the figures show that Tennessee remains a magnet for those looking to start a new chapter in a different state. Although the pace of growth has moderated compared to the post-pandemic years, the state continues to record one of the highest inflows of new residents in the country.
For Tennessee, the challenge now lies in maintaining the appeal that has drawn thousands of people to the state, while simultaneously developing the infrastructure needed to serve a growing population.
